About Beaumont

Beaumont sits on the west bank of the Neches River, about 85 miles east of Houston on Interstate 10. It is the seat of Jefferson County and one corner of the Golden Triangle, along with Port Arthur and Orange. Before 1901 it was a lumber and rice town. Then the Spindletop gusher blew in nearby, starting the Texas oil boom and changing the place for good.

Oil is still the backbone here. The ExxonMobil Beaumont Refinery is the biggest private employer, and the Port of Beaumont moves cargo up the Neches ship channel. Lamar University, Baptist Hospitals of Southeast Texas and CHRISTUS St. Elizabeth are other major employers. I-10 is the main road through town and the route to Houston and Louisiana. The Spindletop Gladys City Boomtown Museum, the Fire Museum of Texas and Tyrrell Park with its Cattail Marsh are local spots, and the Big Thicket woods are a short drive north.

Cost of living in Beaumont

Beaumont renters pay a median of $1,121 a month, 20% lower than the statewide median. The usual rule is to spend no more than 30% of income on rent, which means earning around $45,000 a year for a median unit. Right now 54% of renters here pay more than 30% of their income on rent.

HUD sets fair market rents for this area at $986 for a one-bedroom, $1,218 for a two-bedroom and $1,588 for a three-bedroom (fiscal year 2027). These figures include utilities and describe a modest unit, so newer apartments often ask for more.

The median home is worth $166,400, 41% lower than the Texas median. With 20% down and a 30-year loan at 7.28%, the monthly payment comes to about $911 before tax, or $1,130 with property tax. That is close to the median rent, so buying can make sense if you plan to stay.

Texas has no state income tax, but it leans on property taxes instead, though they are lighter here than in much of the state. The median homeowner in Beaumont pays $2,627 a year, 38% lower than the Texas median of $4,232. Budget for it, along with homeowners insurance, which our numbers do not include.
